General Description of work:
Roof Apartment and Meeting Room
1. Remove ceilings. Identify plywood roof sheathing to be removed from above.
2. Meeting room ductwork may have mold – cleanable?
3. Soda blast plywood and trusses. New drywall ceiling throughout (required over foam insulation).
4. Spray foam per St. Paul Bldg. Code document – at bottom of sheathing and perimeter rim.
5. Maintain condensing surface temperature above 45 degrees
6. New Durolast roof and flashing
Second Floor
1. Remove only one set of windows
2. Rooftop unit would cost $2,700 more and be only 80% efficient.
Main level
1. Hold off
Lower Level
1. New drywall ceiling included (In kitchen?)
2. Mold remediation Electrical Room and Sump Room and stained area
3. New ductwork in soffit at perimeter.
4. Clean carpeting included vs. Carpet tile vs. Polished concrete? Air Conditioner vs. Dehumidifier or both – (Need to Discuss with WB)
HVAC Options (Need to Discuss with WB)
1. Replacing existing roof top unit serving Meeting Room would cost $11,800 plus markups = approx. $16,000
2. Replacing existing ductwork serving Meeting Room would cost $5,000 plus markups = approx $6750.
(or)
3. Replace existing rooftop unit and lower level furnace with 92% efficient furnace, 13SEER 5-ton AC, two zone system, with new ductwork at lower level and first floor (feed from below), and one Venmar ERV. = Add $9,000 plus markups – approx. $12,000
